This process helps us ensure that our caretakers are capable, trustworthy, and aligned with the needs of our property and animals. Thank you for your understanding and cooperation.

Before departing, guests must wash their bedding and ensure the room is ready for the next guest with fresh, clean linens provided. Alternatively, guests may choose to use their bond as a cleaning fee, and the room will be prepared by farm helpers.
If you like to stay with us, a bond is needed to secure your booking.
Select your room, pay your bond for at least 14 days. Please add more days if you plan to stay longer.
The bond will be refunded within 5 business days after you successfully complete your stay, provided that:
The area/room is cleaned and prepared for the next guest
All bedding is washed and made up
No additional cleaning costs or damages occur
Non-refundable: The bond will not be refunded if you:
Cancel after booking,
Do not arrive (no-show), or
Leave before the agreed checkout date/time (early departure).
Who needs to pay a bond?
Everyone who likes to stay with us needs to pay a small refundable bond.
The reasons for our Bond
Here are some points explaining why a bond is requested.
Commitment Assurance: A bond ensures that helpers are genuinely committed to their arrangement, reducing the likelihood of last-minute cancellations.
Fair Opportunity for Others: Unfortunately, when someone cancels at the last moment, it prevents others who are genuinely interested from taking the spot, as it’s often too late to rebook.
Operational Planning: Bonds help us plan resources and schedules effectively, especially for tasks such as animal care, cleaning, or maintenance that depend on reliable help or occupancy.
Protection Against Losses: Cancellations can result in major disruptions, as we may have turned down other interested parties.
Encourages Responsibility: Requesting a bond creates a sense of responsibility and commitment, fostering a more respectful relationship between both parties.

A bond is required at the time of booking. This bond is refundable upon successful completion of the stay, provided all terms are met.
Changes or cancellations must be communicated at least 48 hours in advance to avoid penalties.
Paying Guests are responsible for maintaining cleanliness and respecting the property, animals, and fellow guests.
Free Guests or caretakers may be involved in farm tasks such as animal care, gardening, or general maintenance, as agreed upon.
- Free Guests need to help 3 hours/day – for example: 2 hours in the morning (7 – 9 am) and 1 hour in the late afternoon (6.00 – 7.00 pm).
Animal Care Approval & Guidelines
Approval required: Do not touch or approach any animals without the main caretaker’s approval. This includes feeding, petting, or entering enclosures. Please contact the on-duty caretaker to get permission.
Trust takes time: Most animals need at least 3 days to become comfortable with new people; follow the caretaker’s directions during this period.
Handle with care: Once approved, follow all farm guidelines from the host/caretaker (handling, feeding, enclosure access, hygiene) and treat every animal gently.
Safety & Insurance
Guests and helpers are responsible for their own safety and well-being during their stay. You are expected to hold your own insurance covering health, injury, personal liability, and travel. Berry Springs Farmstay is not liable for any injuries, loss, damage, or theft incurred during your visit.
Guests are expected to behave respectfully toward other guests, animals, and the property.
No parties or loud noise are allowed on the property to maintain a peaceful environment.
Smoking is only permitted in designated outdoor areas.
The farmstay offers basic stay options and outdoor relaxation areas. Guest are usually helpers and responsible to keep all facilities clean.
Alternatively, guests may choose to use part of their bond as a cleaning fee, and the room will be prepared by farm staff.
Essential shops such as an IGA, pharmacy, and local pub are within walking distance.
Guests may take photos and videos for personal use. Permission is required for any media intended for commercial purposes.
Air Conditioning & Solar Power Policy
We run on a solar + battery system.
A/C rooms – daytime: Air conditioning is available at no charge.
A/C rooms – night: Please keep the A/C off overnight if you can, or make a small contribution toward our energy bill. Otherwise, a $10 per night charge may be deducted from your bond.
Please switch A/C off when you’re out. Thanks for helping us stay sustainable. ☀️
Outdoor lifestyle & natural cooling
We encourage an outdoor lifestyle and living close to nature. Some rooms are designed for good air circulation with cross-ventilation and fans, and do not include air conditioning. If A/C is important to you, please select an A/C room when booking.
Guests are not permitted to enter the landlords, tenants or landlords area (house, verandah, gardens, shipping container) take, use, or move any belongings of others without prior written approval via SMS.
Please respect personal spaces and property boundaries at all times.
We offer a free stay in exchange for help around our nature haven.
Typical tasks include animal care, gardening, property maintenance, and basic repairs.
🕒 Hours of Help
⚒️ 3 hours per day per person (based on task)
Examples:
Animal care: 7:00–9:30 AM or 6:00–6:30 PM
Property maintenance: 7:00–10:00 AM or 3:30–6:30 PM
There is an expectation that daily tasks will take no more than 3 hours per person, per day.
Please note:
⛔️ You are not authorised to help beyond 3 hours per day without prior approval from the landlord.
✅ Tasks should be manageable within this time frame, and your well-being and personal time are respected.
This helps ensure a fair and balanced exchange for your stay.
The owner reserves the right to terminate the stay at any time if duties are not carried out responsibly or if guidelines are not followed.
Purchases & Reimbursements Policy
Please be aware that any items purchased upfront must have written approval from the owner in advance in order to be eligible for reimbursement.
If no prior written approval has been given, the cost will not be reimbursed. In this case, the item will remain on the property and will be considered a donation to Berry Springs Farmstay.
This policy helps avoid misunderstandings and ensures all purchases align with property needs and budgets.
