Who this applies to

  • Long-term tenants of Berry Springs Farmstay occupying a private room, demountable or granny flat.
  • This page summarises settings under NT tenancy law for our rural property. Your signed agreement prevails if it’s more specific (and lawful).

Rent & increases

  • Rent is payable on time by the agreed method. We keep rent records and can provide receipts on request.
  • Rent may be increased no more than once every six months, with at least 30 days’ written notice, and only if the agreement provides for increases.

Bond (security deposit)

  • Bond is capped at four weeks’ rent. We receipt bond and hold it on trust. Bond claims must be reasonable and itemised.

Condition report & keys

  • We provide a written condition report at move-in. Add notes/photos and return it within the required timeframe. Keep copies.
  • All keys/remotes are listed and must be returned at vacate. Please don’t change locks without written consent.

Repairs & maintenance

  • Landlord: keep the premises habitable, clean and secure; manage urgent and non-urgent repairs promptly.
  • Tenant: keep reasonably clean, report issues promptly, avoid damage and misuse.

Inspections & entry

  • Routine inspections: at most once every three months, with at least seven days’ prior notice, between 7:00 am and 9:00 pm at an agreed time.
  • Other lawful entries (e.g., repairs, valuation, showing) follow NT notice requirements or your consent.

Utilities & rural systems

  • Electricity/Internet: tenant pays usage where separately metered/contracted.
  • Water: state in your agreement whether metered usage is charged or included. Conserve bore/rainwater in the Dry season.
  • Septic/greywater: septic-safe products only; no wipes, grease or oils. Report blockages immediately.
  • Rubbish: use designated bins and keep the area tidy.

Pool & outdoor areas

  • 12-metre pool: no glass; keep the gate latched; swim at own risk. Visitors by prior permission only.
  • Quiet hours apply (see below). Campfires only when permitted and only in the designated pit.

Pets (tenant’s own)

  • Request in writing. Under current NT settings, if the landlord doesn’t object in writing within 14 days (and apply to the tribunal), consent may be taken to be given. Reasonable conditions can apply (e.g., flea treatment, cleaning, noise control).
  • Don’t bring a new pet home until written approval is received or the lawful period has passed.

Sanctuary context

  • Please don’t feed or handle sanctuary animals, or enter enclosures, without permission/training.
  • Keep all gates latched; report any escape, injury or hazards immediately.

Quiet enjoyment & conduct

  • You have a right to quiet enjoyment; we won’t interfere unreasonably. Respect neighbours and property rules.
  • No illegal use, nuisance, or overcrowding.

Gardens, fixtures & changes

  • Maintain gardens within your area. Ask before pruning trees or altering irrigation.
  • Seek written consent for fixtures or minor modifications; restore at end if reasonably required.

Assignment, sub-letting & additional occupants

  • Written consent is required and can’t be unreasonably withheld. Please notify us of additional occupants.

Rent arrears & breaches

  • If arrears or other breaches occur, we use the appropriate NT notices and timeframes. Keep everything in writing (SMS/email).

Ending the tenancy (high-level)

  • As at early-2024 reforms, many standard landlord termination notices require 60 days. Always check the current law and forms and any transitional rules.
  • If given a 60-day landlord notice, tenants may hand back earlier; rent normally stops from the hand-back date.

Vacate inspection & bond return

  • We use the condition report for the final inspection. Provide a forwarding address and bank details.
  • Bond deductions (if any) must be reasonable and itemised (e.g., unpaid rent, damage beyond fair wear/tear).

Rural safety & house rules

  • Wildlife (snakes, toads) is common. Use a torch after dark and keep doors closed.
  • No machinery/tools unless authorised and trained. Drive slowly on shared tracks and park in designated areas.
  • Quiet hours: 7:00 pm – 7:00 am (unless otherwise agreed in your tenancy agreement).

Purchases & Reimbursements Policy

Please be aware that any items purchased upfront must have written approval from the owner in advance in order to be eligible for reimbursement.

If no prior written approval has been given, the cost will not be reimbursed. In this case, the item will remain on the property and will be considered a donation to Berry Springs Farmstay.

This policy helps avoid misunderstandings and ensures all purchases align with property needs and budgets.
